Garage plans with a storage loft

What it needs
What the storage loft is, and what it is not.
Attic trusses carry storage, not a bedroom. That scope decides the loads.
01Trusses
Attic trusses sized for storage.
The truss maker designs attic storage trusses from the loads on the sheet. With fixed stairs the bottom chord is designed for 30 psf (rule ROOF-05), and the truss drawings go to your building department before the trusses go up (rule ROOF-01). The 30x30 draws 16 at 2', 30' span, with fixed stairs up to the deck.
02Stairs
Fixed stairs, not a ladder.
A ladder is allowed for lighter storage, but the plan draws fixed stairs so the loft is easy to use. A loft you want to finish as a room needs its own design and permit; this plan does not draw one.
03Snow and wind
Every check runs at your loads.
These starting plans are drawn for 30 psf of ground snow, 115 mph of wind and a 36 in frost line. Change the snow, the wind or the frost line in the designer and the headers, the studs, the trusses and the footing follow. Above 70 psf of ground snow the roof needs an engineer, and the designer says so.

| Plan | Floor | Walls | Doors | Trusses | Materials, about | Labor if hired, broad reference | Build time | Checks |
|---|---|---|---|---|---|---|---|---|
| 900 sq ft | 10 ft | 9' x 7' overhead, 9' x 7' overhead, walk door | 16 at 2' | $18,600 | $18,000 to $45,000 | 135 to 195 h | Passed, 1 for your builder |
Each row is the starting plan as drawn, for 30 psf of ground snow, 115 mph of wind and a 36 in frost line. Materials are rounded: shelf prices plus the estimated trusses and concrete, before sales tax, delivery, labor and site work. Each plan page keeps the shelf prices, the estimate and the exact sum apart. Labor is the published range for hiring it out, a broad reference and not a quote; build time is total labor hours. Passed means the preliminary checks passed for those loads; local approval is not checked.

Questions about garage with a storage loft plans
Our 30x30 plan builds it into the roof: attic storage trusses from the truss maker, a deck laid over the bottom chords and fixed stairs. The designer checks the room under the trusses and the load they carry.
Our plans use 9 ft walls on the smaller garages and 10 ft walls on the 30x30, with doors 7' tall. A taller wall gives headroom for a storage attic and a lift, and the studs can run up to 10 ft without engineering (rule WALL-01).
An attic truss, designed and made by a truss maker for the storage load: 30 psf on the bottom chord with fixed stairs (rule ROOF-05). Its drawings go to your building department before it is set (rule ROOF-01). Our 30x30 plan draws them; the truss maker confirms them.
