What it needs

One wide door or two.

The door is the choice that changes the most: it sets the header, the piers and the bracing.

  1. 01Doors

A 16 ft door or two 9 ft doors.

Most garage doors are 9' for one car and 16' for two, 7' tall (rule SIZE-01). The 20x20 and the 24x24 use one 16' door. The 24x30 uses two 9' doors with a pier between them, which frames with sawn headers.

  2. 03Snow and wind

Every check runs at your loads.

These starting plans are drawn for 30 psf of ground snow, 115 mph of wind and a 36 in frost line. Change the snow, the wind or the frost line in the designer and the headers, the studs, the trusses and the footing follow. Above 70 psf of ground snow the roof needs an engineer, and the designer says so.

Each row is the starting plan as drawn, for 30 psf of ground snow, 115 mph of wind and a 36 in frost line. Materials are rounded: shelf prices plus the estimated trusses and concrete, before sales tax, delivery, labor and site work. Each plan page keeps the shelf prices, the estimate and the exact sum apart. Labor is the published range for hiring it out, a broad reference and not a quote; build time is total labor hours. Passed means the preliminary checks passed for those loads; local approval is not checked.

Questions about 2 car garage plans

Our three 2-car plans run 20x20 (400 sq ft), 24x24 (576 sq ft) and 24x30 (720 sq ft). The 24x24 is the one most people start from; the 20x20 is the tightest, and the 24x30 leaves room for a bench behind the cars.

One 2-car door is usually 16' wide and 7' tall; two single doors are 9' each (rule SIZE-01, a common product size, not a code minimum). Our 24x24 draws the wide door and our 24x30 the two single doors with a pier between them.

The code header tables stop short of a 16' opening, so the header is an LVL. In a gable end, as on our 24x24, a 2-ply 1-3/4 x 11-7/8 in LVL carries it at 30 psf; under the trusses of a 24 ft wide garage it takes a 2-ply 1-3/4 x 14 in. The designer sizes it from the maker's load table for your snow load and building width.
